Manhattan Beach Confidential: MB Market Update for 5/15/09, Sales and Inventory

  • Tree Buyer · 7 months ago
It looks like almost all of the tree section spec houses have sold off and there really isn't any new stuff in the pipeline. We want a new house but just don't want to settle for one of these last few compromised locations. When will we start seeing some new stuff in good locations.
  • KeepGoingDown · 7 months ago
MB is going off a cliff! House prices will be down another 25% to 35% from their current asking.

God people, the negativity here is horrific. Why do I even read this blog anymore?
  • anon · 7 months ago
looks like well priced listing are moving. interestingly, some of these really didnt require much more than that final nudge to get the deal done. listed at 1.9 is no good, but 1.7 and it moves. its good to finally see some of this ancient inventory start to clear. the low low end also seems to be very healthy (less than 1.5), so are people out there waiting to pick off what they think are good deals.
  • anon · 7 months ago
buy a lot and build your own. probably pretty cheap to do that right now.
  • Hidden Problems? · 7 months ago
Any idea of how many of these MB homes built or substantially remodeled in the last few years used Chinese drywall? Chinese drywall is under investigation for containing excessive levels of sulfur which is destroying the guts of homes (and perhaps of their owners as well). I'd like to think that MB builders used the more expensive American-made stuff .... but does anyone really know?
  • smellthecoffee · 7 months ago
Well priced today is likely overpriced tomorrow. The "good deals" are not happening yet. One persons negativity is anothers realism.

Seems to me that the developer at 3404 Pine probably bought the lot at the peak if he hung around a year trying to make the sale. What was the purchase price? How does it pencil out in the 1.9 range?
  • anonymous · 7 months ago
I din't think Mr & Mrs Tree Buyer use words like 'pipeline' for available inventory. Realtor, your disguise is wearing thin. You may luck out and find some eager-beaver wide-eyed buyer you can use the 'there's no more new construction' tactic with, but hopefully people are not that naive. Buyers have many more choices.

Amazing how many of these are closing at sub-$2 million. Two years ago, there were very few sub-$2-million listings. It's good news that things are moving---- just not good news if you bought recently and have to sell now--or if you're a developer.

Oh, please. Hidden Problems? No. Next you'll start complaining about the crime wave again. Why are you trying to knock down MB? Just go away and vent your frustrations with your landlord. It's not our fault that the laundry room smells. I doubt that any MB builders used any of the Chinese drywall that was featured on Nightline last night (way to give credit, by the way). MB builders are known for their high-quality construction. Not only that, the sulfur problem highlighted on Nightline has not been proven to be toxic to the residents, it just destroys certain metal and electrical components like air conditioning and copper wiring. Nice try.

Maybe that was simply an innocent, legitimate question. There is lots of new construction in town and it wouldn't be that out of the realm of possibility that builders would try to cut a few costs as the market tightened up...would it? Your supposition that MB builders would only consider using high quality materials is naive, at best. Have you been around town and seen some of the new houses out there? Not all great construction/materials. Many are, but not all. Why don't you be a little less sensitive and keep your knee jerk responses to yourself.

Give it a break, Huggly. You're a realturd, how do YOU know what's hidden behind the walls. From what I've seen, these MB builders are extremely greedy, why else would they insist on listing their properties at ridiculously high prices? You think they wouldn't cut a few corners by using Chinese drywall instead of U.S. drywall. According to ABC News, the Chinese drywall can cost as little as $3.00 per sheet while the U.S. drywall is upwards of $22.00 per sheet. In a typical 3,200 sq. ft. house, how much of a savings is that to the builder? No, they wouldn't cut corners. I HIGHLY suggest that all of those who just entered Escrow hire an inspector who is familiar with this Sulphur issue and make SURE that the drywall does NOT come from China. The smell from the refineries is bad enough.

That is just plain dumb. There is no chance that will happen.
  • anon · 7 months ago
    That is laughable.
  • XOXO · 7 months ago
Of course it will. Easily 25% more by mid-2010.
  • anon · 7 months ago
Ya sure Olaf. The fact is, most are quality construction. Very very few are not.
  • Ha! · 7 months ago
Relax, Hype. Discussion and debate are the point of a blog. You want to sit around singing Kumbaya? Do that at NAR gatherings while wiping away your tears. No one here is bashing MB. When will you learn that disagreement, discussion and debate DO NOT EQUAL bashing??

    You're a fool.

Maybe you could import a brain from china.

    or some lead toys
  • HSA... · 7 months ago
    We don't know.
  • anon · 7 months ago
thats in the bag. 1.7 becomes 1.3m. doubt it happens quickly, but it will happen. esp when rates tick back up to 8%.
  • anon · 7 months ago
is it me, or are the homeowners on this blog getting progressively angrier and angrier?
  • anon3 · 7 months ago
    or some infant formula
  • RE_Nostradamus · 7 months ago
You would be angry too, if you paid $6,000 a month to live in a house you could rent for $3,000 a month. Plus they owe more on their house than it's worth. Haha! Suckers!
  • anon · 7 months ago
    It's you.
  • anon · 7 months ago
You wish you had $3,000 a month gross pay Nostrdufus.
  • Mrs. · 7 months ago
Sorry for offending you with my terminology - but I am looking to buy in the Trees, please let me understand what I am missing - what are my choices??? I want a top quality NEW house in a good location. Can spend up to $2.5
  • Inspector is a DS · 7 months ago
Inspectors are inspectors because they're not smart enough to be contractors. Drywall cost $10.00/sheet on the high side. Why do people on this site continually act like they are authorities on things they have no clue about?
  • youANDme · 7 months ago
    It's not you, it's me.
  • anonymous · 7 months ago
Well let's see, why don't you: 1. go drive the neighborhood(s) you like 2. check out redfin or other internet sites that show homes for sale 3. call a realtor Voila! Then you will know your choices.
  • Boo! · 7 months ago
Same reason people like to watch horror movies, perhaps.
